What weighs on you is not the OIBT inspection (OIBT = the Swiss Low-Voltage Installations Ordinance) — it is everything around it. Chasing tenants who can't be reached, coordinating access, and watching a file drag on for months. Send us the work order: we take care of the appointments, the inspection and the paperwork.
Calls, text messages, notices of visit: we set the appointment directly with each occupant. You are only called on for a case that is truly stuck.
Every 20 years for a home, every 5 years for a shop, sometimes every year. Your grid operator keeps the register and writes to you. When you send us a work order, we take over from that moment.
Each defect is located precisely: which room, which circuit, what to fix. Your electrician prepares a quote without another site visit, and you don't have to choose between two versions of the facts.
Good — we don't replace them. The law forbids us from both inspecting and installing: we find the defects, they fix them. Our independence is what gives the report its value.
The file then goes to the Federal Inspectorate (ESTI), which sets a final deadline and charges a fee of CHF 700 per file. We step in as a priority within 2–3 working days to avoid getting that far.
Across a portfolio, or one large property, there are very often defects somewhere: that is what makes coordination possible, whereas it makes no sense for a small, one-off property.
Defects fixed the same day, report delivered straight after. If you want the corrections done during our visit, we organise the work with the electrician of your choice — or we give you two or three firms that work this way.
What you gain is time: the safety report goes out right away instead of waiting several weeks. And for your tenants, a single visit and a single disturbance instead of two.
We have no regular electrician and we take no cut on anyone else's work. That is the condition of our independence, and it is what gives our report its value.
Send us your list of buildings: we send back the schedule — up to date, due soon, already overdue. We draw up a complete inventory of your portfolio from your own documents — and can even extend it beyond your list. You also receive our flat-rate price list and how an assignment runs.
