Shops · retail premises · shopping centres

The common areas are yours.
The forty shops, theirs.
Nobody has put it in writing.

The mall, the car parks, the technical rooms: you are liable for them. Each retailer is liable for its own unit — for everything downstream of its electricity meter: lighting, fittings, back of shop. And also for the fit-outs put in by tenants over successive takeovers, for which nobody ever asked for the report. We make the map clear, zone by zone, and spare you unpleasant surprises at the OIBT inspection (OIBT = the Swiss Low-Voltage Installations Ordinance).

THE MAP

Who is liable for what

Whoever operates the installation and decides on its modifications is responsible for it — that is the criterion that settles it. The owner remains responsible too.

FIT-OUTS

Tenant work never declared

When a retailer refits its unit, the work must be followed by a final inspection by its licensed electrician, plus an acceptance inspection by an independent body within 6 months.

GROUPED

One schedule, not forty

The common areas and the shops that opt in, in the same campaign. Volume brings the price per shop down.

We inspect without disrupting operations

We adapt our visit to the schedule and the use of the premises. We work around the tenants so as not to disturb their business.

Emergency lighting on the exit routes

Escape routes and the illuminated signs above the exits must be checked and maintained regularly. We test them during our visit.

Correcting during our visit

Across a whole centre, there are very often defects somewhere: that is what makes coordination possible, whereas it makes no sense on a single unit.

How it works

Defects corrected the same day, report issued straight after. If you want the corrections done during our visit, we organise it with the electrician of your choice — or we pass on two or three companies that work this way.

What it changes

What you gain is time: the safety report goes out right away instead of waiting several weeks. And a single visit per unit, outside opening hours if necessary.

We have no in-house electrician and we take nothing on anyone else's work. That is the condition of our independence, and it is what gives our report its value.

Free: an assessment of your centre

Send us the list of your zones and units: you receive the inspection schedule — compliant, due soon, already overdue — with the most frequent defects in shopping centres and how to prepare for them.

Frequently asked questions

The shops are their own business, aren't they?

For the invoice, yes. For the escape route that runs through their unit, the defects and the accidents, it is yours the day something goes wrong. Under the OIBT, the owner always remains responsible as well.

How often does a retail unit need to be re-inspected?

Every 5 to 10 years depending on the use and the number of people. 20 years for housing. SH3 installations (without a separate protective earth conductor): 5 years, whatever the use.
